Over the last few decades (since 1993), Ho Chi Minh City has undergone years of impressive population and economic growth. Due to such intensive development, the city's area is gradually expanding beyond its current borders, and provinces surrounding Ho Chi Minh City are experiencing the strongest immigration rates in the country. As of 2013, the city's economy was continuing its growth, yet the bubble of demand for real estate threatens further economic development.

Ho Chi Minh City Highlights

Labour productivity (GVA per employee) in Ho Chi Minh City was almost three times higher than in the rest of the country in 2013, the gap widening since 2008. The striking difference is mainly due to superior skills and better education of the city's labour force.

Income does not keep up with population growth

Due to the enormous gap in labour productivity, annual disposable income in Ho Chi Minh City is 86% higher than in the rest of Vietnam. However, income does not keep up with population growth (15% over 2008-2013): average household incomes in the city shrank by a near 1% CAGR over the same period.

Higher affluence

Consumer expenditure (excluding transportation and housing) is 57% higher in Ho Chi Minh City than elsewhere in Vietnam. Being more affluent, the city's households spent a much lower share of their budgets on food and non-alcoholic beverages (30%) than their counterparts in the rest of the country (37%).

Superior disposable income

An average household in Ho Chi Minh City spent 69% more on housing and transport than in the rest of the country in 2013, mainly due to superior disposable income. Both transport and housing are quite affordable in Ho Chi Minh, but might not be sustained, as both infrastructure and housing development does not keep pace with population explosion.
