PROSPECTS
Luxury and upscale the most dynamic hotels – perhaps least affected by Airbnb?

Luxury and upscale hotels is expected to continuing outperforming the other hotel categories. This could be interpreted as a sign that Airbnb and similar operators are hurting the lower price ranges to a greater extent.

Vienna and Salzburg most affected by online short-term rentals – but changes on the way?

Strong pressure from online short-term rentals, and predominantly Airbnb, continues to play the greatest role in Vienna in particular, followed by Salzburg, with the impact on the country’s other cities or on the winter tourism regions still relatively rather limited. There is also a tendency among Airbnb operators towards concentration, with a growing number of highly professionalised operators each managing a growing number of accommodations.

Real overall value and average value per stay declining at Austrian hotels

Despite a growing number of overnight stays and increasing overall value sales, WIFO (Austrian Institute of Economic Research) has revealed that real overall value generated in hotels as well as value per stay has been declining in recent years. Although the summer season in 2019 is expected to reach new record figures for sales and visitor numbers, the new Minister for Tourism, Elisabeth Köstinger, is looking to move away from a strategy purely based on the total figures and look to improve occupancy and average earnings per night stay, with real values, including inflation, having been on a downward curve for a number of years.
