With international travel disrupted for most of 2020, value sales in luxury hotels fell by more than a half in 2020. Foreign visitors are the main consumer base for luxury hotels in Poland, and with international travel curtailed, there was only a trickle of foreign visitors.
Orbis (AccorHotels Group) retained its leadership of luxury hotels in 2020 through its Sofitel brand. Starwood Hotels & Resorts Worldwide Inc (Bristol Luxury Collection, Sheraton Grand) followed closely behind, with the other main player being the InterContinental Hotels Group.
The main consumer base for luxury hotels in the cities is business travellers, and they are also the most lucrative. In 2021, the recovery is expected to be limited for business travel, as companies still hold meetings remotely and only a few conferences are organised.
There is a shortage of luxury accommodation in Poland and if tourist numbers continue to increase on the same trajectory as before the pandemic, then there will be significant potential for growth with an emphasis on providing a unique experience that differentiates the luxury experience from budget accommodation. Absolute value growth will remain healthy throughout the forecast period.
Despite the ongoing pandemic, there are several hotel openings in the pipeline, as well as several openings in 2021. In March 2021, the three year construction of the Seidorf Mountain Resort boutique hotel (27 double rooms) was completed.
There is an evident change in customer expectations regarding the luxury market, including hotels in Poland, with wealthier consumers searching for services or products that are specifically tailored to them. The younger generation in particular, is less attached to specific brands, and more interested in finding original boutique hotels that offer a certain level of uniqueness in terms of interiors or location.
