While value sales are expected to register a significant jump in value sales in 2021, compared with 2020, value sales are still expected to be below the levels reached before the pandemic. While society has opened up, for the most part, there is still a limited number of international visitors and such visitors are the main clients of luxury hotels.
Luxury hotels in Ukraine is comprised of international chains. The capital city Kiev has the highest concentration of luxury hotels.
The last major luxury hotel opening was in July 2020, when Premier International opened a hotel in Odessa, making it the second luxury hotel in the city. MGallery, owned by Accor, opened in Odessa in 2017.
There are uncertainties for luxury hotels in Ukraine. The increased tension in late 2021 with Russia could negatively impact the number of Russian visitors over the short term.
Until foreign tourist return, players will use aggressive discounting to try and win custom from Ukrainian visitors. However, this is a limited consumer base in Ukraine, as there is only a limited middle class and in general it is only high-income local consumers that can afford to stay in luxury hotels.
There is an evident change in customer expectations regarding the luxury market, including hotels in Ukraine, with wealthier consumers searching for services or products that are specifically tailored to them. The younger generation in particular, is less attached to specific brands, and more interested in finding original boutique hotels that offer a certain level of uniqueness in terms of interiors or location.
